Understanding Average m2 Furniture Pricing Across Luxury Tiers

In the world of interior design, both designers and clients must understand the full scope of the costs. However, the average m2 cost varies according to project specifications, market conditions, and other factors. When calculating the square meter pricing for furniture, a few pointers must be taken into consideration. We're breaking it down for you in this blog.

What influences the costs?

  1. Material costs: This includes the type of wood, hardware like hinges and knobs, finishes, and any other materials needed.
  2. Labor costs: It is important to estimate the labor costs involved in building the furniture. It takes time to manufacture the furniture, as well as pay the wages and any other overhead costs associated with labor work.
  3. Design complexity: The more complex the design, the higher the cost because it requires more time and skills to produce.
  4. Overheads and profit margin: Overhead costs typically include rent, utilities, and administrative expenses. The profit margin operates to cover business expenses and generate a profit.

Costs breakdown

Permits

Building permits can also be added to your costs. It is therefore important to take this into account in your project time table and budget. A building permit can range from €50 to €450 depending where you live.

Materials

Materials depend on the scale and which type of wood you want for your project. The lowest option and the most often used for budget friendly projects is MDF, costing as low as €100. High-end material wood such as mahogany, cherry or oak could cost upward to €5000 depending on the size.

Labor

Labor costs can vary widely depending on the complexity of your project and the size. For a simple project it could be around €35 to €100 per hour. However, more complex work can get up closer to €200 euros per hour to hire a specialist.

Accessories

Accessories include things like shoe racks, custom lighting or island unit. This can range from €45 to €2500. It all depends on the complexity and sizing of your project, the more minimalistic and smaller in size, the less it costs.

Closets and Storage

Basic tier:

Basic closets are great for budget-friendly projects. Basic closets are usually built of cost-effective materials like Medium Density Fiberboard (MDF) or plywood for panels and shelves. The average cost for basic MDF closets also depends on the height of the closet. Reach-in closets are seen as the most budget-friendly custom closet. Common features of the basic tier closets are as followed:

  • Simple design
  • Standard sizes and finishes
  • Limited customization options
  • Basic shelving and hanging space
  • Materials are plywood or MDF

The cost range can go from €160 to €360 per m² for MDF closets and plywood based closets from €200 to €300 per m². To be more specific, a reach-in closet has the range in price from €500 to €1500 (with an average of 800 euro for 4m² closet.). A two-door wardrobe (200 cm x 170cm) has the average all-inclusive price of €1720 (approximately €320 per m² for 5.2m²)

The costs can decrease based on the material used, complexity, type of doors, and accessories. Additional costs such as the installation and transportation can also drive up the total price.

Basic Tier: €160 - €300 per m² (average €230 per m²)

Mid range tier:

Mid range closets have hardwood veneers for a more sophisticated look compared to MDF. What makes a mid range closet differ from the basic tier, is its increased durability and improvement in aesthetics. Most mid tier closets are standalone wardrobes, and are most frequently used when the house does not have enough space for a built-in closet. However, built-in closets can be seen in this category as well. The most common features for this tier are:

  • Enhanced durability and aesthetics
  • Semi-customizable designs
  • Better quality finishes
  • Improved shelving, hanging space, and accessories
  • Hardwood veneers as material

The cost range can get around €400 to €700 per m² for hardwood veneer closets. Even within the mid tier, there are two options. The lower mid range, which is standalone wardrobe with the average costs of €400 to €500 m². Upper mid range goes from €500 to €700 m² for a built-in closet.

A detailed breakdown as an example: the standalone wardrobe (300 cm x 270 cm) for an all inclusive price €3450, (approximately 426 per m²). A custom sliding door closet can start from €1300 (approximately €433 per m² for 3m²)

Mid Range Tier: €400 - €700 per m² (average €550 per m²)

High-end:

High-end closets are crafted from solid wood, offering unparalleled quality and luxury. These closets may feature premium wood species such as oak, walnut, or mahogany. The storage options are usually more like walk-in closets or the option to store shoes and bags along with clothing. Glass cabinets can also be provided with  options in accessories. The following characteristics are often seen in the high-end closets category:

  • Premium materials and craftsmanship
  • Fully customizable designs
  • High-end finishes and hardware
  • Advanced storage solutions (drawer systems, lighting)
  • Solid wood as materials (oak, walnut, mahogany)

A luxury walk-in closet (300 cm x 270 cm) can cost around €5250 all-inclusive, this is around €650 per m² for 9.1m2. However, if there is need for a larger high-end walk-in closet, the costs all-inclusive can range up from €4000 to €10,000+. Having the average of €7000 for 10m² which is around €700 per m².

High-End Tier: €800 - €1500 per m² (average €1150 per m²)

Pantry

Tiers

Basic tier:

Basic pantries prioritize functionality over aesthetics. The most affordable materials and standard shelving are being used. MDF is the most popular option for this tier, as it is commonly used for simple projects. Reach-in cabinets are the most frequently seen within this tier, convenient for small kitchens and spaces. Reach-in generally  allows you to reach for your item. Another cabinet within this tier is the slide out pantry with sliding shelves and rotating doors, integrated into existing cabinetry to maximize storage. Ideal for compact places to save space.  Some of the features are:

  • Simple design and construction
  • Standard sizes and finishes
  • Limited customization options
  • Basic shelving and storage space
  • MDF or basic woods (plywood, veneer) as material

The cost can range from €50 to €300 per m², however it can add up, when extra applications or accessories are added for example. For basic MDF cabinets, the costs can be around €150 to €200 per m². When it comes to basic wood cabinets made out of plywood or veneer, it can lead up to €200 to €300 per m². As an example, a simple storage cabinet made out of MDF of 1.6 m² can cost around €175.

Mid range tier:

Mid range pantries often include hardwood veneers. That is due to its better durability and aesthetics when compared to MDF. For mid-range pantries, it may include some custom features and improved organization. In this tier, corner cabinets and freestanding pantries are seen. The corner cabinets are great for maximizing the  space in a kitchen and are integrated within the kitchen design. Freestanding pantries are versatile and can be moved around freely. This also fits great in homes with additional space. There is mainly mix shelving and are usually complete with matching floors, cabinets, and kitchen hardware. Some of the features are:

  • Enhanced durability and aesthetics
  • Semi-customizable designs
  • Improved shelving, cabinets, and storage solutions
  • Wood veneer or higher quality MDF as materials

The cost for a mid range pantry can range from €400 to €800 per m². For MDF with wood veneer cabinets, the costs can be around €400 to €500 per m². When it comes to a high quality MDF or veneer pantry, it can lead up to €600 to €800 per m². The average cost for a small walk-in pantry, it can be just over €2,000 for 2.32 m², approx. €865 per m².

High-end:

This tier of pantry cabinets are frequently constructed of solid wood, which results in craftsmanship and luxurious storage options. This is mostly common with large walk-in pantries with high-end custom amenities such as countertops, backsplash, bar, wine fridge and extensive storage capabilities. This is ideally for family houses and those who buy items in bulk. Another type of pantry within this tier is the butler pantry. Butler pantries have an extra countertop and serves as an extension of the kitchen. Useful when in need of additional workspace and somewhere to store appliances. Some of the features are:

  • Premium materials and craftsmanship
  • Fully customizable designs
  • High-end finishes and hardware
  • Advanced storage solutions and additional features (e.g., sink, wine fridge)
  • Solid wood as material

The cost range per m² can get around €1,000 to €2,000 depending on which solid wood material is used. For example, the average large walk-in pantry can go from €2000 to €3500 all-inclusive, €215 to €377 per m². A butler pantry can range from €5,000 to €10,000 for 10m², approx. €538 to €1,076 per m²

High-End Tier: €1,000 - €2,000 per m² (average €1,500 per m²)

Kitchen cabinets

Tiers

Basic tier:

Basic tier is usually applicable when the kitchen is ready to be freshened up to get a new look. A small make-over is needed or a small renovation, enough to make it look as new. In this tier, the only focus is on functionality with the basic shelves and drawers. Most basic tier kitchen cabinets have a laminated bench top and plastic as basis to decrease the costs of the kitchen cabinets costs.

The cost range per square meter for basic kitchen cabinets can go around €1,000 to €1,500 depending on the specific materials and finishes used. For example, a small kitchen renovation focusing on basic functionality might cost between €3,000 to €4,500 for 3m², which is approximately €1,000 to €1,500 per m². These cabinets often include basic shelves and drawers, laminated benchtops, and plastic bases to reduce costs.

Mid range tier:

In the mid range, it is commonly seen that other options are used that costs a bit more money and time. This could be a new kitchen top, kitchen doors and knobs. Veneer and wood with a marble look are usually used and seen as a good choice to still give that exquisite look.

These cabinets typically feature new kitchen tops, doors, knobs, and materials like veneer and marble-look wood for a more refined aesthetic appeal.

High-end:

High-end kitchen cabinets include drawers that can be opened with the push of your finger. Some lighting can be included and accessories to give the kitchen a more  sophisticated and elegant look. High-end accessories such as golden hardware or integrated appliances can amplify budget costs into the luxury budget tier. A higher range kitchen cabinets are of high gloss finish.

These cabinets often include push-to-open drawers, integrated lighting and accessories, high-end appliances, golden hardware, and a high gloss finish.

High end tier:  €2,000 - €3,000 per m² (average €2,500 per m²)
